Position Title:  Construction Manager

Location:  Havre de Grace, MD

Reports To:  CEO

Job Type:  Full-time

Summary:

The Construction Manager will be responsible for the end-to-end management of construction projects for new office and manufacturing facilities. This role involves comprehensive oversight from initial planning and sourcing through project completion, ensuring all work is delivered on time, within budget, and to the highest quality standards. The Construction Manager will act as the primary liaison between internal teams, contractors, and external stakeholders, ensuring seamless coordination and clear communication throughout the project lifecycle.

Key Responsibilities:

  • Construction Planning & Pre-Construction
    • Collaborate with architects, engineers, and internal stakeholders to define project scope, objectives, and deliverables.
    • Develop and manage detailed project plans, including timelines, resource allocation, and a comprehensive project budget.
    • Conduct site assessments and feasibility studies for new construction or renovation projects.
    • Actively manage risk by identifying potential issues related to budget, schedule, or quality and developing mitigation strategies.
  • Sourcing & Vendor Management
    • Lead the sourcing and procurement process for all materials, equipment, and subcontractors.
    • Develop and issue requests for proposals (RFPs) and manage the bidding process to ensure competitive pricing and high-quality services.
    • Review, analyze, and negotiate bids and quotes from vendors and subcontractors.
    • Draft, review, and manage contracts to ensure they meet project specifications, legal requirements, and budget constraints.
  • Project Execution & Oversight
    • Serve as the primary point of contact for all on-site activities.
    • Coordinate and supervise construction teams, ensuring all work is executed according to plans, specifications, and safety protocols.
    • Manage the permitting and licensing process, from application submission to final approval.
    • Schedule and coordinate all required inspections, ensuring timely completion and compliance with local building codes and regulations.
    • Monitor daily work progress and prepare regular reports for internal and external stakeholders, including project status, budget updates, and risk assessments.
  • Quality Control & Project Closeout
    • Implement and oversee a rigorous quality control program to ensure all work meets or exceeds established quality standards.
    • Conduct regular inspections of the work to ensure it aligns with approved plans and specifications.
    • Manage the project closeout process, including punch lists, final inspections, and the official acceptance of services.
    • Ensure all project documentation, including permits, drawings, and change orders, is complete and properly archived.
  • Coordination & Communication
    • Maintain strong, collaborative relationships with all stakeholders, including finance, contracts, and other internal departments.
    • Lead project meetings to provide updates, address issues, and maintain alignment across all teams.
    • Act as the primary point of contact for all third-party vendors, inspectors, and government officials.

Qualifications

Education:  

  • High School Diploma or equivalent.

Experience:

  • 5+ years of experience in construction with 2+ years managing commercial, office, or industrial/manufacturing spaces.

Skills:

  • Deep understanding of construction planning, means, methods, and technologies.
  • Expertise in sourcing, procurement, and contract management.
  • Strong knowledge of relevant building codes, regulations, and safety standards (e.g., OSHA).
  • Exceptional leadership, communication, and negotiation skills.
  • Proficiency with construction management software (e.g., Procore, Buildertrend, MS Project).

Physical Requirements:

  • Ability to travel as required.
  • Standard office environment with occasional requirements to visit client sites, labs, or field environments.

Compensation and Benefits:

  • Competitive Pay: Annual salary ranges from $60,000 to $130,000. Salaries depend on labor category, years of experience, education, skills relevant to the position, and type of contract.
